For years, various redevelopment scenarios were analyzed for the 30-acre parcel located at 611 East Nields Street in the Borough of West Chester. The site has a long history of various uses, and until 2004 the site was home to a pharmaceutical plant.

In 2021, site design began in earnest for a 140,000 SF distribution facility. In the years between the plant closure and land development application, due diligence activities took place and the site entered into the PADEP Act 2 Program. Howell Engineering prepared site plans for the project. Also, a unique erosion & sedimentation control and stormwater management program was developed that satisfied Borough, County and PADEP regulations. Following the changing warehouse market, the site was redesigned in 2022 to feature two buildings that combine for over half a million SF of warehouse and flex industrial space.
