Honey Brook Township recommended Final Land Development approval for a mixed-use residential development located on Horseshoe Pike. The property today consists of a single-family residence and a pet grooming business. Conditional Use approval was obtained in 2025 for this property to allow both residential and commercial uses to continue on the property and for the residential use to expand.

The project proposes a private road along with six (6) single-family residences. Upon completion, the property will remain as one (1) tract and consist of seven (7) single-family dwellings and a pet grooming business, all owned and managed by the applicant.

Howell Engineering is working closely with the Applicant, Giunta Enterprises, along with Architectural Concepts, PC; Unruh Turner Burke & Frees; and Traffic Planning and Design (TPD) to secure project approvals. We are currently working to secure Final Land Development approval from the Board of Supervisors and to obtain the NPDES and PennDOT Highway Occupancy permits.
